Housing Australia Future Fund and National Housing Accord  

The Housing Australia Future Fund (HAFF) and the National Housing Accord (Accord) are Australian Government initiatives to improve housing outcomes for Australians.

Through these programs, Housing Australia is working in partnership with all levels of government and the community housing, development and finance sectors to support the delivery of 20,000 new social and 20,000 new affordable homes across Australia over 5 years from 2024.

What is the Housing Australia Future Fund Facility (HAFFF)? 

Through the HAFFF, Housing Australia provides loans and grants for projects that increase the supply of social and affordable housing and that address acute housing needs across Australia, including regional, rural and remote areas.
 

What is the National Housing Accord Facility (NHAF)?

Through the NHAF, Housing Australia provides loans and grants for projects that increase the supply of affordable housing across Australia, including regional, rural and remote areas.

Information about funding rounds

Funding Round One

The Call for Applications for funding under Round One of the HAFFF and NHAF opened in January 2024, inviting proposals for eligible social and affordable housing projects.

Applications were open to a range of eligible entities, including registered not-for-profit community housing providers (CHPs), local, state and territory governments, and organisations providing housing for Indigenous Australians and current or former members of the Australian Defence Force. Consortia involving one or more of these eligible entities in partnership with private sector parties were also encouraged to apply. 

Applicants were advised of the outcomes in September 2025, with a target to contract all preferred projects by June 2025.  

Through Round One, Housing Australia is working in partnership with the community housing sector, all levels of government and the private sector to support the delivery of 4,283 social and 9,366 affordable homes across the country. 

Funding Round Two

Funding Round Two opened in December 2025, inviting applications for funding under the HAFFF from state and territory governments to accelerate the delivery of well-located social housing across Australia. 

This round focused on fast-tracking the delivery of social housing to help meet the program’s overall target of 20,000 social homes over five-years through the HAFFF. 

Delivered in partnership with state and territory governments and the community housing sector, Round Two will support a pipeline of social housing in both metropolitan and regional locations. 

Contract close for all successful projects was reached by 30 June 2025, enabling the delivery of 5,001 new social homes nationwide. 

CHP participation in Round Two

CHPs play a critical role in delivering projects under the HAFFF, with 90% of dwellings funded through Round Two to be delivered in partnership with the sector, reinforcing the importance of trusted, local delivery partners.

Housing Australia supports this delivery model, as it presents significant opportunities to build the capacity of the community housing sector by providing access to additional funding through capital grants and concessional loans. Housing Australia will work with State and Territory governments to engage eligible funding recipients such as CHPs under this initiative.

CHPs interested in participating in round two are encouraged to reach out to their relevant state or territory housing delivery agency.
