Housing Australia funding to support delivery of 219 new social, affordable, and market rental homes in Perth in partnership with WA Government and community housing sector

Housing Australia funding will support a build-to-rent housing project in Perth to be undertaken by DevelopmentWA and the community housing sector in order to deliver much needed social and affordable housing.

The Western Australian Government today announced a consortium comprising Housing Choices WA and Super Housing Partnerships as its preferred bidder for the 29-storey build-to-rent apartment development on the fringe of the Perth CBD. 

Housing Australia will provide a loan of around $73 million via the National Housing Infrastructure Facility (NHIF), plus approximately $15.6 million in grants and the West Australian Government will contribute more than $40.6 million. This will combine with funding from Super Housing Partnerships, to allow Housing Choices WA to purchase the building on completion.

The project is expected to deliver 219 new apartments made up of 66 social, 44 affordable, 98 market and 11 specialist disability accommodation options. Target cohorts for the social and affordable components include elderly women most at risk of homelessness, singles and families on very low and low-moderate incomes (including people working at nearby schools, hospitals and major police and emergency services precincts and key retail workers).

Construction is expected to commence in mid-2024 and complete by the end of 2026.

Housing Australia CEO Nathan Dal Bon said, "This funding commitment is Housing Australia's largest in WA to date. Additionally, this project demonstrates that institutional capital will be important in contributing to new social and affordable housing across the country.

This project is a wonderful example of how this type of collaboration can grow the supply of well located, quality social and affordable housing."
